Buying Criteria

What makes a note a strong candidate

Notes don't have to be perfect. If most of the points to the right apply, we can almost certainly make an offer. We also acquire imperfect, distressed, and partial-payment paper.

  • Note is secured by U.S. real estate (1st or 2nd lien position)
  • Loan is documented with a recorded mortgage, deed of trust, or land contract
  • Borrower has made at least 3 payments (preferred, not required)
  • Property is insured and current on taxes (or seller will cure at closing)
  • Note amount between $25,000 and $10,000,000
